AMC management software is the system a service company uses to run its annual maintenance contracts (AMCs). It keeps the list of customers and units, the contract on each unit, the visits that are due, and the record of every visit done.
AMC is the term used across the Gulf and South Asia for a yearly contract to maintain equipment such as lifts, air conditioning, generators and fire systems. The software is for the company that does the maintenance, not for the building owner who buys the contract.
What Goes Wrong Without It
Most AMC companies start with a spreadsheet and a diary. It works until the portfolio grows:
- A contract expires and nobody notices, so the technician keeps visiting a unit that is no longer covered, or a covered unit is missed.
- Planned visits are scheduled by hand each month, so technicians cross the city twice in a day.
- A breakdown call is written on a slip of paper, and the customer phones again to ask when someone is coming.
- Visit history lives in the technician's head or on paper, so a dispute about what was done has no evidence.
What AMC Management Software Covers
- Customer and unit register. Every unit with its customer, address, location, brand, installation date and warranty end date. Large lists load from Excel, and each unit can carry a QR label so a technician scans it on site.
- Contract periods. Start date, end date, service frequency in months, value and the signed document, per unit. Each unit shows whether its contract is valid, expired or missing.
- Monthly visit planning. A maintenance task for every unit with a valid contract, spread across technicians and ordered into a route.
- Service visits on the phone. The technician records the visit with photos and GPS, and it becomes the unit's service history.
- Breakdown and service requests. Raised by your staff or by the customer on a public page. Each issue type has a response time, which carries onto the field task.
- Customer visibility. The customer follows a request by its number and gives feedback after the visit.
Questions to Ask Before You Choose
- Does it work per unit, not only per customer? A building with twelve lifts has twelve contracts, and they rarely start on the same day.
- Can technicians use it without signal? Plant rooms and basements often have none.
- Can the customer raise a request without a login? A public page saves calls.
- Does the response time follow the issue type? A stuck lift and a noisy fan should not wait the same time.
- Can you change the rules? Visit frequency, approvals and report layouts differ from one company to the next.
Off the Shelf or Built for You
Packaged AMC and CMMS products suit companies whose process matches the product. If you have your own contract terms, visit rules and approvals, an app built around them avoids a year of workarounds.
Fieldmaster builds the AMC app around your own units, contracts and rules, on a platform that already provides the registers, visit forms, task routing and customer pages. Technicians use the Fieldmaster Pocket app on their own phones, in more than 40 languages, and records are saved without a connection and sync later. Pricing is not per user.
